Project Master Planning, Design & Entitlements

East Cypress Corridor Specific Plan,  5,759 houses, commercial areas, lakes, parks and schools. Oakley, CA. Properties included: The Dean Lesher Trust, Bethel Island LLC, The Dal Porto Family, Pacific Communities, KTKB Property

Fairfield Train Station Specific Plan, Area 3 Includes Capital Corridor Train Station Platform, 384 apartments, three master-planned residential subdivisions, spine infrastructure, parks and environmental open space dedications.

Baylands Specific Plan. Directed the development of specific plans for the 1,100 acre former SP Railway Freight Yard. Brisbane CA. UPC , Taipei, Taiwan

San Francisco Executive Park. 1.5 million square feet of office space, 540 condominiums. Project mgmt. Liaison between the property owner and the San Francisco 49’ers. Tuntex, Taipei, Taiwan.

Project Entitlements, Project Funding, and Acquisition

Harvest Park Apartments 1 & 2. 98 apartments spread over 11 buildings, approvals included, architectural and related improvement plans, environmental permits, title and financial issues for project funding and closing in Gilroy, California

Stoneman  Apartments. 230 apartments spread over 10 buildings, approvals included, architectural and related improvement plans, environmental permits, title and financial issues for project funding and closing in Pittsburg, California.

Meta Housing: 234 apartments in several wrapped structures on a seven and a half acer site. Approvals included, architectural and related improvement plans, environmental permits, title and financial issues for project funding and closing in Bay Point, Contra Costa County, California.

Delta Coves: Coordinated consultants and expedited the approval of approximately 500 single family detached waterfront lots with docks, open water access, and island amenity master plan for commercial and residential uses. Approvals include, court ordered CEQA requirements & modifications, county, state and federal environmental permits and reimbursement of bonded spine infrastructure.

Right of way Acquisition for Public Agencies.

Mt Eden Phase One

  • Worked with the project’s civil engineer to complete the roadway design and alignment.
  • Acquired 75 partial property takes
  • Obtained 80 temporary construction easements for roadway improvements to benefit a private development.

Mt Eden Phase Two.

  • Worked with the project’s civil engineer to complete the roadway design and alignment.
  • Acquired 72 partial property takes with temporary construction easements.

Client, Ruggeri – Jenson – Azar and Associates, civil engineers and the City of Hayward,Real Estate Services

Route 238 Corridor Improvement Project. The City of Hayward, Alameda County and Caltrans approved a project to improve traffic conditions along Foothill Boulevard, Hayward’s downtown loop and Mission Boulevard between Interstate 580 (I-580) and Industrial Parkway.

  • Acted as the projects right of way agent.
  • Worked with the project’s civil engineer to complete the roadway design and alignment.
  • Completed full property acquisitions on 15 properties and partial acquisitions on 30 properties in order obtain the required roadway right of way widths.
  • Relocated commercial businesses and residential property owners.
  • Acquired 110 public utility easements,
  • 120 temporary construction easements and
  • Public Utility Conversions for 86 properties.

City of Oakley, North Main Street

  • Worked with the project’s civil engineer to complete the roadway design and alignment.
  • Negotiated improvement and acquisition costs between property owner and city.
